The Design/Build Process: Step by Step

Here, we’ll take a look at the three main steps of the design/build process.

Step 1: Design

Phase OneFeasibility of Concept and Budget
The purpose of this phase is to examine the options at your disposal in regards to designs and materials so that the team can come up with a concept and budget. The design/build firm will:

  • Interview the homeowner to flesh out their ideas for the project
  • Take measurements of the space to be remodeled

Offer at least one or two design options complete with floor plans that illustrate the changes in room design, from energy efficient windows and doors to walls and additional spaces. Also present in these plans will be the layout of cabinets, counter tops, fixtures and appliances, along with any custom items.

The crux of phase two is to progress from conceptual design to detailed plans and specs in the form of a final agreement shown to the client. This phase will include:

  • Final plans highlighting structural and non-structural changes
  • Layouts for cabinetry, counters, fixtures and appliances
  • Mechanical plan complete with designs for the electrical and lighting systems
  • Outlines of elevations and perspectives
  • Local building and zoning requirements
  • Specs outlining product details
  • Scope of work in writing
  • Tentative schedule
  • Outline of fees

Step 2: Pre-Construction

During step 2, all aspects pertaining to pre-construction activities are explored. The design/build firm will:

  • Finalize selections and pre-order materials to safeguard against delays
  • Obtain building permits
  • Hold a meeting of the homeowner and the build team which typically includes a project and production manager, as well as lead carpenter
  • Discussion of project details that construction will bring and any considerations the homeowner wishes the team to be aware of during construction at his or her home
  • Review the project schedule in detail with client
